Current Conditions - Wellington Real Estate Report (updated 4/17/2012)
Short Sale and REO (bank-owned) properties are typically selling very fast at the moment and are receiving multiple offers - often with the winning offer being cash (no financing) and above the list price of the home. For this class of properties, you'd have to refer to it as a good seller's market with no shortage of buyers. However, the available inventory of bank-owned and short sale homes is currently low and the short supply is influencing competition. This may change in the next several months as the banks are becoming much more aggressive about pursuing foreclosures. The result should be more short sales and bank-owned properties coming into the market. With the robo-signing issues largely behind them, the banks are back on the foreclosure track.
Traditional home sellers (not short selling) should see more buyer interest and better prices for their homes than they've seen in quite awhile. Not that any one should expect a true seller's market, but there are clearly buyers in waiting who want to purchase a home and are not finding much luck currently with the limited selection of short sales or bank-owned properties. Some of these buyers will turn to traditional home sales that are priced competitively. The bottom line - more positive activity and upward pressure on local home prices than we've seen in the past few years.
